Terms of Service

These terms form the agreement between you and Beacon Home Maintenance LLC when you create an account, subscribe to a maintenance plan, or request work from us. By subscribing, you accept them.
1. Who we are and what we do
Beacon Home Maintenance LLC provides Membership-based residential home maintenance: scheduled inspections, preventive maintenance, minor repairs, and seasonal tune-ups within the greater Pensacola area. We are not a warranty company, an insurance provider, or a home inspection firm, and our reports are not a substitute for a licensed inspection during a real estate transaction.
2. Eligibility and accounts
You must be at least 18 and the owner of the property, or authorized in writing by the owner, to subscribe. You are responsible for keeping your account details accurate and your login credentials confidential.
3. Membership plans and what's included
Each plan lists the visits and services covered for that tier. Anything not expressly listed in your plan is out of scope and quoted separately. Included visits do not roll over between billing periods and have no cash value.
4. Billing, renewal, and price changes
- Plans bill monthly in advance on the date you subscribe.
- Your Membership renews automatically each month until you cancel. Payment is charged to the method on file.
- Prices are quoted in U.S. dollars and exclude applicable sales tax, which is added where required.
- If a payment fails, we may retry the charge and pause service until the balance is settled.
- We may change plan pricing with at least 30 days' notice before it applies to your renewal. You may cancel before the new price takes effect.
5. Cancellation and refunds
There is no long-term contract. You may cancel at any time with 30 days' notice; service continues through the end of your paid period. Monthly fees already paid are non-refundable, and there are no cancellation fees. We may cancel or suspend service for non-payment, unsafe conditions, or abusive conduct toward our staff.
6. Scheduling, access, and missed visits
- We schedule visits in advance and confirm the appointment window. Arrival times are estimates and may shift due to weather, traffic, or emergencies.
- You must provide safe, unobstructed access to the work areas, including utilities, attics, crawlspaces, and exterior areas as applicable.
- If we cannot access the property at the scheduled time, the visit counts as used unless you rescheduled at least 24 hours in advance.
- Pets must be secured, and areas with hazardous conditions must be disclosed beforehand.
7. Additional work and estimates
Work outside your plan is quoted before it begins and requires your approval. Estimates are based on visible conditions; if hidden damage or additional scope is discovered, we will stop, inform you, and provide a revised estimate before continuing. Parts and materials are billed separately unless stated otherwise.
8. Exclusions and limitations
Our plans do not cover:
- Major system replacement (roof, HVAC, water heater, electrical panel, sewer line) or structural work.
- Work requiring a specialty license or permit we do not hold, which we will refer to a licensed trade partner.
- Pre-existing defects, code violations, mold, asbestos, lead, pest infestation, or damage from neglect, weather events, or third-party work.
- Cosmetic finishes, appliance repair, and landscaping unless stated in your plan.
9. Workmanship and disclaimers
We warrant our labor on completed repairs for 30 days from the date of service. Parts and materials carry only the manufacturer's warranty. Except for that limited workmanship warranty, services are provided "as is" and we disclaim all other warranties, express or implied, including merchantability and fitness for a particular purpose. Inspections and reports reflect conditions observed on the day of the visit and do not guarantee future performance of any system.
10. Limitation of liability
To the maximum extent permitted by law, our total liability arising out of these terms or the services is limited to the amount you paid us in the twelve months before the claim. We are not liable for indirect, incidental, or consequential damages, including loss of use or property value. Nothing here limits liability for gross negligence, willful misconduct, or anything that cannot be limited by law.
11. Insurance and licensing
Beacon Home Maintenance LLC carries general liability insurance and workers' compensation coverage as required in the jurisdictions we serve. Proof of coverage is available on request. Work requiring a specialty trade license is performed by appropriately licensed partners.
12. Dispute resolution
Please contact us first — most issues are resolved quickly. If we cannot reach a resolution, disputes will be handled in the state courts of the jurisdiction where the property is located, under that state's law, without regard to conflict-of-law rules.
13. Changes to these terms
We may update these terms and will post the revised version here with a new effective date. Material changes take effect at your next renewal, and continuing your Membership means you accept them.
